BACKGROUND CHECKS:  Your safety and security are our top priority. We feel so strongly about this every Guest that stays more than one night in the Park must pass a background check. We do this at our expense to ensure we provide the best environment possible for our guests and their families. 

BEHAVIOR: Objectionable conduct of any kind or any violation of our Guidelines by a Guest or visitor will result in being asked to immediately leave the Park. Please note the Park is monitored 24 hours a day, 7 days a week by security cameras for safety of our Guests.

CHECK-IN: All guests must check in with the office upon arrival during office hours. If you have a reservation and are planning to arrive after-hours a site map will be emailed or texted to you at the time the reservation is made. 

CHECK-OUT: Check out is at 11:00 a.m. Your deposit will be refunded when you give at least 15 days’ notice, leave the site clean and on time. Your deposit will be applied to any amount due at time of departure. Final amount due will be charged to the card on file. Once notice is given, it cannot be rescinded, so be sure of date. 

CHILDREN: Children must be monitored and accompanied by an adult when playing outside. Please go over campground etiquette with them if they are new to living in an RV park. 

FIRES: Campfires and open fires are not permitted. Propane fire pits are allowed. Please feel free to barbecue within the boundaries of your site. Do not, however, dump charcoal on the ground when you are finished. Cold ashes should be placed in a garbage bag and placed in a dumpster. It is the Guest’s responsibility to be aware of all state and local burn ban ordinances.

FIREARMS: For your safety no loaded firearms are permitted in the park. This includes BB and pellet guns.

INSURANCE:  American RVP LLC dba American RV Park is not responsible for personal property damages, personal injury, or losses of any cause. Guests agree to carry and maintain in full force and effect adequate property and liability insurance on any vehicle or RV brought into the Park.

LAKE USE: Guests are welcome to use our beautiful lake for recreational purposes as long as they understand they do so at their own risk. Our rules are designed to promote your safety and enjoyment of this amenity. If you do not adhere to the rules, you will be asked to immediately leave the Park.

  1) No swimming at any time.

  2) We want to make sure our Guests enjoy this resource for years to come. Fishing is allowed on a strict catch and release basis with barbless hooks.

  3) Self-propelled watercraft may be used if every person in the watercraft has a flotation device. Boats, canoes, kayaks and paddle boats may not be left anchored in the water or stored in a common area that interferes with on-going mowing.

  4) Motorized boats are not allowed on the lake.

  5) Children must be supervised by an adult anytime they are near the water.

  6) We treat the island as a bird sanctuary. Do not land there, it is off-limits.

  7) Be Alert! Water attracts wildlife that may think they have as much right to be there as you. Watch where you step and be especially careful picking anything off the ground.

LAUNDRY: We have 3 laundry facilities on site; they are all credit/debit card operated. Laundry rooms are climate controlled, please do not adjust the thermostats and keep the doors and windows closed at all times. Laundry facilities are open from 7 a.m. to 9 p.m. Please be considerate of your neighbors and don’t let your clothes sit in the washers and dryers after the cycle is finished.

MAIL: You may receive mail here. Important: Do not go online and forward mail to American RV Park as it has a commercial address and can never be unforwarded. Instead, contact those people you want mail from and give them your new address and site number. Mail and packages are delivered to the office daily. The office will make Guests aware of any package delivery.

PARKING: 2 vehicles per site. Additional vehicles need to be parked in the storage lot and you will be charged a $5.00 per day or $70 a month storage fee. No parking on the grass or in empty sites. No cargo trailers or any trailers other than RVs can be parked in sites. No semi parking in sites. Your golf carts are welcome. Please keep them in your designated parking space. THEY ARE NOT ALLOWED TO BE PARKED ON GRASS AREAS!

PETS: Your friendly pets are welcome. We allow 2 pets per site. For our Guest’s safety aggressive dogs/breeds are not allowed in the Park. There are several dog waste stations located around the Park for your convenience. It is the Guest’s responsibility to pick up after your dog. Pets must be on leash when walking them in the park. Please do not leave pet food outside as it attracts ants, flies, skunks and rodents. Indoor cats only.  

Please note should your dog be a nuisance barker or become aggressive you will be required to remove your pet from the Park. 

Guest Pet Liability:

  1)  Guests are responsible and liable for:

     A) Any damage to the property or any item on the property caused by any pet;

    B) Any personal injuries to any person caused by any pet; and

    C) Any damage to any person’s property caused by any pet

  2) Guest will pay all reasonable costs that are necessary to clean or repair property, including but not limited  to site damage, landscape, and/or any injury caused to another Guest or employee. 

PLAYGROUND:  The play area is for the use of the children (Ages 12 and under) of Park Guests only. All  children must be accompanied by a parent or adult while using the playground equipment. Use of the playground equipment is at your own risk. The playground is open during daylight hours. 

POLICE: We have a ZERO TOLERANCE Policy. If law enforcement is called for any reason other than a medical emergency, you will be asked to leave immediately with no refund at the discretion of the owners and managers.

POOL: The pool is open during daylight hours. Children under the age of 14 must be accompanied by an adult or parent. No alcohol allowed in the pool area. Ice chests with food or beverages are not allowed in the pool area. Pool is for Guests only. Please place trash in the trash can outside of the fenced area. Profanity will not be tolerated; this is a family park. 

QUIET TIME: Please respect your neighbors. Quiet hours, 9pm-8am. Refrain from engine idling. You will receive one warning only for a quiet hour violation.

REFUND POLICY:  All reservations must be canceled 30 days prior to the arrival date for a full refund. *Weekly and Nightly Guests: We do not refund any portion of your payment if you decide to leave early, please speak with our park manager should an emergency arise.

RESTROOMS: Our restrooms include a shower which are exclusively for the use of our overnight/weekly Guests. They are not for use by our extended stay Guests except for emergencies. Please be respectful and clean up after yourself.

RV: All RVs must be fully operational and tidy in appearance. RVs older than 10 years must be approved by sending a photo of all four sides to park manager. For RVs older than 10 years to be approved, appearance must be neat and clean. No window air conditioners. Window coverings must be professional in appearance (no cardboard, wood, tin foil in windows). Awnings must be in good condition, free of rips and shredding. Guests are encouraged to install professionally manufactured RV skirts. Skirts can reduce utility expenses, and the damage sunlight has on tires. Homemade skirts or inflatable skirts are not allowed. Guests must use septic hose supports. The supports help prevent damage by our grass trimmers and allows us to see a leak before it becomes a disaster. During the winter months all Guests must use a heated hose to reduce the likelihood of damage to our water system. A $50/month fee will be charged to those Guests who choose not to utilize a heated hose. 

RV SITE: Please keep site tidy and clean. No items stored under RVs (boxes, fans, gas cans, tires, etc.). No rugs on the grass. No pallets in sites. Tires should not be stored in sites or under your RV. All personal items must be off the grass on mow days. Please do not drive stakes or satellite dishes into the ground due to the Park infrastructure. No household furniture or appliances allowed outside your RV, outdoor patio furniture only. No clothes lines or hanging clothes outside. Do not work on your vehicles in the Park. Please check with the park manager before adding anything to your site.

SITE FEES: Site fees are structured for two adults per site. For long-term guests, a $50.00 fee will be applied to your monthly invoice per additional adult. Site fees are subject to change without notice. 

SMOKING:  Smoking is not allowed in any of the Park buildings. This includes the office, Liberty Hall, the Community Center, laundry rooms and bathrooms. If you smoke, please do not throw your cigarette butts on the Park grounds including at your site or tiny house area. 

SPEED LIMIT: For the safety of our guests the 5 MPH speed limit is strictly enforced at all times. Exceeding the speed limit may result in a $25 fine after the first warning or you will be asked to leave the park immediately with no refund at the discretion of the owners and park manager. 

SPORT COURT: The sport court is open for your use during daylight hours. Use of the sport court is at your own risk. Balls and paddles are available at no charge at the Park office.

TRASH: Do not leave trash sitting out on site. Please place bagged trash in one of the 6 dumpsters we have in the Park. Cat litter and extinguished charcoal needs to be bagged and placed in dumpster. Household trash only. No furniture, mattresses, or large boxes.

VISITORS: You are responsible for making your visitors aware of the Park Guidelines. Visitors should park at the front of the Park or Community Center if space isn’t available in your site.

WATER: No outside watering except for sprinkling potted plants.

 PROHIBITED ACTIVITIES

- No tarps, or cages allowed.

- No excavation or driving of stakes into the ground.

- No Guest owned playground equipment, i.e., trampolines, playhouses, etc.

- No blocking/parking in vacant sites. 

- No storage sheds are allowed except those provided by Park.
