CHECK IN: 

All guests must check in with the office upon arrival during office hours. If you have a reservation and are planning to arrive after-hours, a site map will be emailed or texted to you at the time the reservation is made.

PAYMENTS: 

Daily/Weekly guests: Pay site fee at the time reservation is completed. Monthly guests: An invoice will be emailed you two days before your due date. Please pay on due date by noon. A 3% fee applies to debit/credit card usage. Like a hotel, there is NO grace period. Late fees of $15 per day applies until three days past due at which time monthly site fee is converted to weekly for upcoming check out. 

CARD ON FILE: 

Every guest must have a card on file. Any unpaid balances can and will be charged to the card on file unless another form of payment is given at the time the payment is due. The final invoice for your stay at the park will be charged to the card on file during check-out. A 3% fee will apply to all credit card usage. 

BACKGROUND CHECKS:

Your safety and security are our top priorities. We feel so strongly about this every guest that stays more than one night at American RV Park must pass a background check. We do this at our expense to ensure we provide the best environment possible for our guests and their families.   

PARKING: 

Two (2) vehicles per site. Guest with additional vehicles will be charged $70 a month. No parking on the grass or in empty sites. No cargo trailers or any trailers other than RV in sites. No semi parking in sites. We have a storage area for boats and trailers for an additional fee. Your golf carts are welcome. Please keep them in your designated parking space. THEY ARE NOT ALLOWED TO BE PARKED ON GRASS AREAS!  

SPEED LIMIT: 

For the safety of our guests the 5 MPH speed limit is strictly enforced at all times. Exceeding the speed limit may result in a $25 fine after the first warning or you will be asked to leave the park immediately with no refund at the discretion of the owners and park manager.

TRASH:

Do not leave trash sitting out on site. Please place bagged trash in one of the 4 dumpsters we have in the park. Cat litter and extinguished charcoal needs to be bagged and placed in dumpster. Household trash only. No furniture, mattresses, or large boxes. 

RV:

All RVs must be fully operational and tidy in appearance. RVs older than 10 years must be approved by sending a picture of all four sides to park manager. In order for RVs older than 10 years to be approved, appearance must be neat and clean. No window air conditioners. Window coverings must be professional in appearance (no cardboard, wood, tin foil in windows). Awnings must be in good condition, free of rips and shredding. 

RV SITE:

Please keep site tidy and clean. No items stored under RVs (boxes, fans, gas cans, tires, etc.). No rugs on the grass. No pallets in sites. All personal items must be off the grass on mow days. Please do not put stakes or satellite dishes in the ground due to park infrastructure. No household furniture or appliances allowed outside your RV, outdoor patio furniture only. No clothes lines or hanging clothes outside. Please check with the park manager before adding anything to your site.

SMOKING: 

Smoking is not allowed in any of the park buildings. This includes the office, Liberty Hall, laundry rooms and bathrooms. If you smoke please do not throw your cigarette butts on the park grounds including at your site or cabin area.

QUIET: 

Please respect your neighbors. Quiet hours, 9pm-8am. Refrain from engine idling. You will receive one warning only for a quiet hour violation. 

FIREARMS:

For your safety no loaded firearms are permitted in the park. This includes BB and pellet guns.

PETS:

Friendly pets are always welcome. We allow 2 pets per site. For our Guest’s safety aggressive dogs/breeds are not allowed in the Park. There are a number of dog waste stations located around the park for your convenience. It is the guest’s responsibility to pick up after your dog. Pets must be on leash when walking them in the park. Please do not leave pet food outside as it attracts ants, flies, skunks and rodents. Indoor cats only.  Please note should your dog be a nuisance barker or become aggressive you will be required to remove your pet from the Park 

                Guest Pet Liability:

• Guest is responsible and liable for:
  •  Any damage to the property or any item on the property cause by any pet;
  • Any personal injuries to any person caused by any pet; and
  • Any damage to any person’s property caused by any pet
• Guest will pay all reasonable costs that are necessary to clean or repair property, including but not limited to site damage, landscape, and/or any injury caused to another guest or employee.

POLICE:

We have a ZERO TOLERANCE Policy. If law enforcement is called for any reason other than a medical emergency, you will be asked to leave immediately with no refund at the discretion of the owners and managers. 

LAUNDRY:  

Laundry rooms and showers are climate controlled, please do not adjust the thermostats and keep the doors and windows closed at all times. Please be respectful and clean up after yourself when done. Restrooms and showers close at 9:00 p.m. 

FIRES: 

Fire is something we take very seriously at the park. No open fires are permitted. Fireworks of any kind are prohibited. Propane fire pits are allowed. 

CHILDREN: 

Children must be monitored and accompanied by an adult when playing outside. Please go over campground etiquette with them if they are new to living in an RV Park. 

WATER:

No outside watering except for sprinkling potted plants. 

CHECK OUT: 

Check out is at 11:00 a.m. Your deposit will be refunded when you give at least 15 days’ notice, leave the site clean and on time. Your deposit will be applied to any amount due at time of departure. Final amount due will be charged to the card on file. Once notice to vacate is given, it can’t be rescinded so be sure of date. $150 clean up fee may apply. 

SITE FEES:

Site fees are structured for two adults per site. For long-term guests, a $50.00 fee will be applied to your monthly invoice per additional adult. Site fees are subject to change without notice. 

REFUND POLICY: 

All reservations must be canceled 30 days prior to the arrival date for a full refund.

MAIL: 

You may receive mail here. Important: Do not go online and forward mail to American RV Park as it has a commercial address and can never be unforwarded. Instead, contact those you want mail from and give them this address with name and site number. Mail and packages are delivered to the office daily. The office will make guests aware of any package delivery. 

LICENSEE OF OWNER: 

Guest acknowledges and understands that he/she is a licensee of the Owner and not a tenant; and that he/she is not acquiring any interest in the property.

INDEMNIFICATION: 

Guest will protect, defend, indemnify, and hold park owners, managers, and/or park agents harmless from any damages, costs, attorney fees, and expenses that are cause by the act of any guest or pet of a guest. 

Under Texas law, you are not a tenant with a lease or contract. Anyone who fails to comply with these rules that benefit everyone will be asked to leave with no refund. (Texas Penal Code 30.05). I have read these rules and agree to always abide by them.
